Properties that meet our quality and presentation standards are published on ApuliaHomes. Our international audience — English, Polish, and German-speaking buyers — sees your listings.

We connect you with buyers
When a qualified buyer expresses interest, we pass the enquiry to you directly. Provisions are agreed between you and the seller — we make no charge to agencies for visibility on our platform.

Our standards for listed properties
We curate carefully. Not every property will be accepted — but those that are will be presented with care to a motivated international audience.

Professional photography
Properties must be presented with high-quality, well-lit photography. Mobile snapshots are not accepted. We can recommend photographers if needed.

Complete planimetria
A current, accurate planimetria (floor plan) must accompany each submission. This is required by buyers and essential for our due diligence process.

Accurate description
Property descriptions must be truthful and complete — including any known defects, pending works, or legal encumbrances. We reserve the right to decline properties with outstanding issues.

Clear pricing
Asking price must be provided. "Price on application" is accepted only for high-value properties where this is market-standard. Inflated pricing inconsistent with the Puglia market will not be listed.

Legal regularity
Properties must be legally regular (catastally compliant, no known abusive building works, clear title). We cannot list properties with unresolved legal issues that could harm buyers.

Brand alignment
ApuliaHomes maintains a certain image of Puglia — authentic, beautiful, and quality. Properties that would damage that image or misrepresent the local market will not be considered.
Commissions and fees
Visibility on ApuliaHomes is provided at no charge to partner agencies.
Seller agencies invoice their provisions directly to the seller in line with standard Italian real estate practice. ApuliaHomes does not receive any part of seller-agency commissions. Buyer-side fees are handled separately by Obiettivo Casa Salento. This arrangement may be reviewed in the future; any changes will be communicated in advance to active partner agencies.

Agency FAQ
How long does review take? +
We review all submissions within 5 business days and will email you to confirm acceptance or to request any additional information. If a property is declined we will let you know, though we are not always able to give detailed reasons.
Can I submit multiple properties at once? +
Yes — you can submit as many properties as you like. Please submit each property separately so we can review them individually. A single Dropbox or Drive folder per property works well.
What happens when a buyer enquires? +
We pass the enquiry to you directly via email, along with relevant contact details. From that point the buyer relationship is between your agency and the buyer (facilitated by Obiettivo Casa Salento on the buyer side). We do not intervene in negotiations.
Can I update or remove a listing? +
Yes. Email us at info@apuliahomes.com with any changes or to request removal of a sold or withdrawn property. We aim to process updates within 48 hours.
Do you work with agencies outside the Puglia region? +
Our focus is exclusively on Puglia — the Salento, Valle d'Itria, and Murgia coastline area. We do not list properties outside this region at this time.
Will my agency's branding appear on the listing? +
Listings appear under the ApuliaHomes brand for consistency and to protect our editorial approach. Agency attribution may be included at our discretion. The enquiry connection to your agency is always clear on the buyer side.
